Dangers of Overpricing


The Right List Price will net you more Money

The BIGGEST MISTAKE a seller can make is to overprice their Spring TX home. The proper pricing in the beginning will net you more money in the end. Your list price should be based on what comparable homes in your subdivision or area have sold for in the last six months and the list prices of comparable homes currently on the market.
 
Your list price should NOT be based on:
* What your neighbors sold their home for 12 months ago
* What your family member sold their home for in another part of the city or in another state.
* What you want to net out of the sale.
* What you bought the home for plus the average home appreciation over the years
* What you bought the home for plus the cost of the improvements you made to the home
* What the county has your home assessed at for property taxes.
 
It is worth repeating that your list price should be based on what comparable homes in your subdivision or area have sold for in the last six months and the list prices of comparable homes currently on the market. The first thirty days on the market are critical.
 
 
Testing the Market
 
Thinking that you can test the market and lower your price later is never a good idea and one that we do not recommend. Later, when you do decide to drop your price, your home is yesterday's news.  The buyers that viewed your home when it was overpriced have already purchased a home. Your overpriced home made the Spring TX home that the buyers chose look like a real bargain.
 
The longer your home sits on the market the less your sale price will be. Buyers before making an offer will find out how many days your house as been on the market. If your house has been on the market longer than the average days on market, the buyers will think one of two things: 1) there must be something wrong with your home or 2) buyers will think you may be getting desperate to sell. Neither of these are the reasons your home has been on the market excessively long. You just started with the wrong list price. But it does not matter because the buyers perceptions are reality and they will make lower offers. You will end up getting less for your Spring TX home because you wasted days on market at the wrong price. The correct starting list price will get you more money in the end.
