Convenience
Most agents will call and give you at least a couple of hours notice before showing your property. The agents will typically set up a time window for the showing, such as 1 - 3 pm. The time window is needed because the agent typically will be showing her buyers several homes that day and it is difficult to know the exact time that they will be arriving to view your home. Sometimes the buyers immediately know that the home they are viewing is not the right one for them and quickly move on to the next home. Other times the buyers know its not the right home for them but they continue viewing and identifying all the reasons why its not the right home for them.
It is not always going to be convenient for you to show your house at the time requested. But if at all possible, DO NOT TURN DOWN A SHOWING. If the buyers cannot view your home at the time requested, DO NOT ASSUME THEY WILL RESCHEDULE. Between the new construction and resale homes that are available in our market, the buyers will simply find other homes to view and purchase.

When you are in the home at the time of the showing, buyers have difficultly envisioning the home as theirs. They still see the home as yours. It may not always be practical for you to leave the house, especially if you are given a two hour showing window. If this is the case, wait until the buyers arrive and quickly leave the house and go for a walk around the block.

In all our years of working with buyers, not once have buyers told us they want us to find them a house that is dark as a cave. Buyers want homes that feel and appear light and airy. When your house is on the market, keep your blinds up and let the natural sunlight in. Don't assume that the buyer's agent is going to open the blinds. Remember its all about first impressions.
When you know someone is coming by to view your home, turn on all the indoor and outdoor lights even during the day. Your house looks more warm and inviting when its basked in light.
Cooking Odors
The time to make your Uncle John's smelly but delicious cabbage stew is not when your house is on the market. You do not want potential buyers playing name the odor game. It does nothing but distract them from seriously looking at your house.
Create a pleasant aroma in your house through the use of fragrance diffusers, potpourri, candles or air fresheners.
Temperature
During the summer in Spring TX it gets pretty hot. When you are at work during the day you probably have your thermostat set higher than when you are at home at night. When you have your house on the market, you need to have your thermostat set to 76 degrees during the day.
You want to provide a comfortable environment for potential buyers. You do not want them focused on how hot it is in your house.
After a while your pets become just like family members and sometimes it is hard to do what needs to be done with your pets while your home is on the market. But remember you need to do whatever it takes to get your house sold in the shortest amount of time. The sooner its sold the less inconvenience on all members of the family.
If at all possible take your pets with you when you know the house is going to be shown. If you cannot do that, it is best to keep dogs in a penned area in the back yard or in a cage. Try to keep indoor cats in a specific room when you expect home buyers, and put a sign on the door.
Controlling your pets odor can sometimes mean the difference between a "Sale or a No Sale". Pet odors can sometimes be offensive and immediately will turn a buyer off. Change your pets litter pan frequently, clean up after your pets, and bathe them often.
Be Ready to Show at a moment's notice
When your house is on the market you need to be ready at a moment's notice because you never know when you will receive a call from the showing service saying that potential buyers want to view your home in 15 minutes. Spend a few moments in the morning to pick up the papers, wash the dishes, make the beds, and put away the laundry. First impressions are crucial and although you are still living in the house it needs to look like you are not.
